I am often asked this question by processors or other mortgage professionals that are looking to transition into underwriting. Underwriting can seem mysterious and out of reach to some as they try to understand the duties and responsibilities associated with the title.

It is a lot tougher for self – employed workers to obtain a mortgage. Having the correct paper work is crucial to being approved. Taking a tax hit now could make it easier to obtain a home loan. Ever since the 2008 financial meltdown and real estate crisis, banks have made some dramatic changes to their lending policies. That’s making it harder for the self – employed to obtain a mortgage.

Very often while teaching underwriting courses I am often asked by students if the course will lead them to obtaining a CHUMS number or “DE” designation. I always say “no”. My classes always state that an employer must nominate an employee to be a FHA DE underwriter.

In most of the country property values are increasing after a period of property values being stable or declining. The only area not increasing dramatically at the moment is in the Northeast. Who knows how long that will last?

Best Practices: Letters of Explanation

Best Practices: Letters of Explanation

Letters of Explanation (sometimes abbreviated to LOX or LOE) are a common condition on loan files. Underwriters request them to explain large deposits, residence histories, derogatory credit, credit inquiries, and much more. However, it is important to understand that in most cases, the LOX is just the beginning.

For many years credit scoring was not present and the analysis of an applicant’s credit report was very subjective. The review was often loaded with cultural biases and had no rhyme or reason.

As a seasoned mortgage professional I am often asked where a person can obtain real estate for less money and where they can obtain financing easily. I often answer, go to www.homepath.com where Fannie Mae lists properties that they have foreclosed and have taken back (REO).
