The Pitfalls of HVCC

The Pitfalls of HVCC

Over the past year or so we have all implemented policies concerning the Home Valuation Code of Conduct which the agencies implemented in April, 2009 with the Federal Housing Administration following suit shortly after.

Stop the Insanity

Stop the Insanity

I had a closing about a month ago on a Friday morning. We didn’t leave the title company until 6 hours later! We sat six hours at the settlement table waiting for settlement sheet adjustments to be approved. What can take six hours? I can write out bills, make deposits, clean my kitchen, hit the yard sales, get my hair done and walk my dog in less than six hours.

Underwriting: Psychic Ability or Financial Psychology

Underwriting: Psychic Ability or Financial Psychology

Recently, I have noticed that there are few misconceptions about how we underwriters go about determining if a borrower is qualified for the mortgage for which they have applied. Now I know there are several loan officers, not to mention realtors who would swear that we underwriters rely solely on our psychic abilities to determine if a borrower is approvable and I’m sure that a lot of the processing staff would also agree that we are proficient at this sort of thing, I base this assumption on the quality of file we usually get from an underwriting standpoint, by this I mean no employment information filled in on the 1003

I read Bonnie’s blog from Monday and just burst out laughing. Bonnie and I have been friends for about six years and have spent many a night sitting across the table with a beer, discussing the mortgage industry. She was an underwriter and then, I was a loan officer.

I don’t know about you but it just seems to go from bad to worse. May home sales statistics were the slowest ever and June doesn’t seem much better. I have seller’s listing their homes hoping that low interest rates will give pop to the market and buyers are just taking their time.

Tax Transcripts

Tax Transcripts

As I am sure everyone is aware, just about every lender out there is utilizing 3rd party tax transcripts for all mortgage transactions. When we began to utilize the service there were generally limited to self employed borrowers, however, over the past year or two most lenders have determined that they were a very useful tool when trying to detect income fraud. I personally have found them to be a useful tool in many other ways as well.

We all know that a real estate contract of sale is an agreement between a buyer and a seller regarding the purchase of a property, as well as the terms and conditions each participant is required to execute within certain time frames to be “in contract”.

I don’t know about anyone else but these past two weeks have been exhausting not only in dealing with extremely heavy loan volume due to the expiration of the Homebuyer Tax Credit Incentive but also because it seems the lenders are once again cracking down and changing policies left and right.

The Mortgage Universe

The Mortgage Universe

Written By: Bonnie Wilt-Hild

The mortgage universe of 25 years ago was quite different than it is today. Around this time I took my first mortgage banking position. It was as a Loan processor in the Equity Lending division of a big bank in Baltimore City, Maryland. Although the position implied the processing of second mortgage applications, more particularly Home Equity Lines of Credit, it was actually a closing position whereas I completed the closing documents for HELOC’s.

What A Realtor Wants From A Mortgage Loan Officer

Ten years of experience in the real estate industry and last week I went through four contract extensions, a six hour settlement waiting for HUD-1 approval and scrambling around getting documents signed the following day so that the loan wouldn’t be recalled, all for the same transaction!
